A lot of Marietta and East Cobb houses built from the late 1980s through the 2000s put a basement under the main floor and called one corner the future media room. Indian Hills, the streets around Walton and Sprayberry, Paper Mill, and Sope Creek are full of that plan. Sometimes the room got a sofa and a TV on a stand. Sometimes it got storage bins. That is a different house from a cottage near Marietta Square or along Whitlock, where the basement may be partial and the living room is the screen. We will not force a dedicated theater into a room that still has to host Thanksgiving.
What we look at on the first visit
Ceiling height in the basement, where a rack can breathe, whether the walls are open, and how you actually watch. A dedicated room can take acoustic treatment and two rows.
